TLD Residential:  Prospects reserve their future homes – Video attached

Thirty percent of the first phase residential section for The Lake District (TLD) was reserved today (8.30.18) at Stonebridge Golf Club during a three-hour open house to reveal TLD Collection of Homes. About 122 people from Lakeland and other municipalities including Collierville, Arlington, Bartlett and Memphis attended the event.

Billy Rodgers of Crye-Leike Real Estate Services is the exclusive residential real estate agent for the project.  He said the event went well and 13 of the first 43 lots available were reserved today for future dream homes at TLD by placing a green dot on the residential map selecting the lot of choice. A $2,000 refundable deposit was required of the future home owners.

Yehuda Netanel, developer, summed up the evening, “Three hours, 13 homes sold, more coming tomorrow.  Not a bad start.”

The upscale 160+ acre mixed use community is to be built at I-40 and Canada Road in Lakeland.

The walkable urban village is to have 240 single family homes, 391 rental over retail and 144 age-restricted apartments, according to Maggie Gallagher, director of development for TLD.

“These will not be cookie-cutter houses,” said Mrs. Gallagher.  “The collection of homes on display today can be modified to the customers’ wishes and built to their specifications,” she said.  Square footage on the homes will be about 2,400 to 3,600 square feet available on three different lot sizes, she noted.  “The houses will be scaled to the project.”

Brett Hirsch, with Looney Ricks Kiss (LRK) architects, explained his firm put together nine collections of homes.  But a buyer can make changes in the homes they select. “These are visions,” he said.  “The plans can be modified to change the character of the home, depending on the wishes of the customer.”

Also on hand was Keith Allen of Walker Collinsworth Custom Homes, the exclusive builder, along with the security consultant for the project, Moti Shapira. Security is important to Mr. Netanel, said Mr. Shapira. He is working with the Shelby County Sheriff’s Office to secure the retail, commercial and residential areas 24/7.  There will be security guards on site to quickly handle any security issues.

Yehuda Netanel, developer, expects site preparation on the property next week with dirt moving to start in two to three weeks.  The planned grocery store, The Stock Market, will be the first retailer to open which should be in late 2019, he said.  Phase 1 of the construction will be along the interstate and Canada Road.

The Stock Market is an innovative, first-of-its-kind, only-in-Lakeland grocery store. Along with The Stock Market, tenants already announced include Gould’s Salon and Spa, Osaka Japanese Cuisine, Starbucks and Malco Theatres.

According to Mr. Netanel, TLD will have water features threaded throughout five districts: Inline Retail District, high-end retail, grocery; Main Street District, chef-driven restaurants and cafes; Hotel District, two modern hotels, one with lake view; Pad Sites and Office District, 65,000 sq. ft. of office space; and Residential District, assisted senior living, downtown-style lofts and single family homes.”
