According to documents filed with the city for a Municipal Planning Commission (MPC) meeting this evening, the Ashmont developer is seeking site plan approval for the construction of a new independent, senior living facility. The project is planned for Area 1, Lot 1 of the Ashmont Planned Development, located approximately 2,300 feet south of Canada Road along East Davies Plantation Road on the former paintball park site.
The proposal calls for a four-story facility consisting of two residential buildings with a combined total of 248 units. Building A will feature 137 units and approximately 175,000 square feet of space, while Building B will include 111 units across 137,000 square feet. Planned unit mix includes 130 one-bedroom units, 112 two-bedroom units, and six three-bedroom units.
Designed with a strong emphasis on lifestyle and amenities, if approved the facility will feature an 11,000-square-foot club and game room with golf simulators and lounge space, a 2,000-square-foot fitness center and spa, a 1,400-square-foot senior center, and a 16,000-square-foot pool area. Outdoor amenities will include two pickleball courts with lounge areas, a dedicated dog run, a courtyard pavilion, outdoor kitchens, and gathering spaces.
Access to the facility will be provided by a private, primarily gated drive network with two entry points on East Davies Plantation Road. The southern entrance will serve as the main access point near the leasing center and senior amenities, while the northern entrance will be designated for residents, emergency access, and services.
In total, the project would provide 415 parking spaces, including 390 reserved for residents and guests and 25 for the leasing center, senior center, and support services. Parking ratios are planned at 1.5 spaces per one-bedroom unit and 1.75 spaces per two- and three-bedroom units.
If approved by the MPC, the proposal will then go to the Lakeland Board of Commissioners for final approval.
