Groundbreaking Begins On The Estates At Chambers Chapel

Phases 1 and 2 of a long-awaited residential development known as The Estates at Chambers Chapel is finally underway in Lakeland. The development, which is located between Chambers Chapel Road and Oakwood subdivision is expected to provide upscale homes starting in the mid $600,000’s.  According to Billy Rodgers, the Broker for the project, there has been a lot of interest in the project since being approved by the city of Lakeland and many families are on a waiting list to reserve the site of their future dream home.

The development, which consists of 120 acres and a total 95 home sites when complete, is being developed by Martin Cook of CW Development.  Fisher and Arnold, LLC. are the engineers on record.  In between breaks directing his clearing crews, Mr. Cook, who is personally onsite most every day, made a point to say, “this development is designed for those wanting a custom home building experience in a custom developed neighborhood.”

Clearing of the extra wide roads began last week (January 20, 2021)

As we toured the property last Wednesday (January 20, 2021), and the clearing was underway, you could tell how the wide streets will paint a picturesque drive thru the rolling hills in the neighborhood. “Yes, the main road will be wide and it will include a bike lane,” Mr. Rodgers said. He added, “we will also have walking trails, stocked ponds, and an open air pavilion for residents to enjoy.”

The neighborhood will consist of 4 phases and home sites are being sold directly to individuals and a small select group of custom home builders. Phase 1 of the project has 30 home sites and phase 2 will have 20.  Mr. Cook also confirmed there will be an HOA with covenants and restrictions and architectural control on all construction.  While the setting seems remote, Mr. Rodgers confirmed all home sites will have sewer connections.

Rodgers commented, “Lakeland is where I have lived and worked for a long time. It’s nice to see the different developments across the city providing housing options for all regardless of the season of life our residents are in. The Estates at Chambers Chapel will provide an upscale living experience for people who desire a custom home on a larger home site in a tranquil setting.”

The target date for delivery of phase 1 home sites is the end of April 2021 with phase 2 shortly thereafter.
