Construction Advances on REV3 Townhomes at The Lake District

Construction is moving forward on the REV3 at The Lake District townhome community, with developers anticipating completion of all 109 units within the next 18 months.

According to Kent R. Coykendall, president of Meridian Pacific Properties, work on the project is progressing steadily and will continue throughout the year. Meridian Pacific Properties serves as the contract builder, development partner, and property manager for the townhome community.

Earlier this year, Georgia-based investment and development firm Trilogy Investment Co. purchased the nearly 20-acre property, formerly known as Willows Townhomes, for more than $6.7 million. The development is located on the rear portion of The Lake District mixed-use community and is now moving forward under the new name REV3 at The Lake District.

The townhomes are currently planned as rental units. However, Lakeland City Manager Emily Harrell previously told Lakeland Currents that the long-term vision could include transitioning the homes to individual ownership.

“Although the property recently changed ownership, the approved development plan remains entirely unchanged,” Harrell said when the project was announced. “Each unit will be situated on a single-family lot and constructed in strict compliance with the originally approved design guidelines. The new ownership has disclosed an initial strategy to lease the townhomes to ensure the economic viability of the project; however, their long-term objective is to transition the units to owner-occupied sales.”

Six townhomes were originally completed in 2022 by the previous developer and were intended for individual sale. Coykendall said those units will be renovated to more closely align with the design and finishes planned for the new construction, however the new units will not have the outdoor patio areas the original designs have.

When complete, REV3 at The Lake District will feature 109 townhomes offering three- and four-bedroom floor plans. Each unit will include two-and-a-half bathrooms and a two-car garage. Coykendall described the architectural style as a modern farmhouse design with clean, contemporary finishes.

The first six renovated units are expected to be available for lease by Aug. 1. Coykendall said a dedicated website featuring leasing information, floor plans, pricing details, and marketing materials for the development is expected to launch in the coming weeks.
