Two Plans for TLD approved tonight by MPC/DRC

Forrest Owens, city planning director, addresses MPC members tonight

By 5-2 votes, two final plans for The Lake District (TLD) were approved tonight (9.19.19) during the monthly meeting of the Municipal Planning/Design Review Commission at City Hall.

The first approval was for the Final Development Plan for Phase 1.  Member Clint Starnes and Vice Chair Scott Carmichael voted against approval. There was discussion about a signature required from the owner of the adjoining Exxon Station who is out of the country for two weeks.

Developer and TLD owner Yehuda Netanel explained that he owns the road entering the property which was part of the original Factory Outlet Mall.  The required signature relates to a slight modification to the Exxon entrance, said Mr. Netanel.  Forrest Owens, city planning director, said the approval could be contingent upon securing the signature.

The second approval and item on the agenda was for the Final Site Plan for TLD.  It was approved 5-2 with Member Nikki Bufalino and Mr. Carmichael both voting no.

Neither of these plans has to go before the Board of Commissioners.

Mr. Netanel said he is waiting for MLGW to finalize the water design for the project.  “We will continue to design the water system and work on storm drains and sewer.”

The mixed-use development is at the southeast corner of Canada Road and I-40.   Phase 1 schedule of delivery of space for tenant build out is fall 2020 with businesses opening for the 2020 holiday, said Mr. Netanel.
