The date is coming soon. August 1, 2018 to reserve your new home at The Lake District (TLD).
In less than six weeks you can reserve your home for the soon-to-be-built upscale 160+ acre mixed use community at I-40 and Canada Road in Lakeland.
Maggie Gallagher, director of development for TLD, announced that interested home buyers can contact Billy Rodgers, broker for the development, beginning Aug. 1. “Billy Rodgers of Crye-Leike Real Estate Brokerage has been selected as the broker for The Lake District and will personally respond to every inquiry from interested home buyers,” said Ms. Gallagher.
Mr. Rodgers can be reached at 569-2274 cell, or 754-0800 land.
The new community will have inline and main street retail and restaurant space, two hotel sites, 282 single family homes, 381 apartments over retail, 15 pad sites and 144 age-restricted apartments.
Site preparation is underway now, with stone crushing and then dirt moving likely in July. Yehuda Netanel, developer with Gilad Development Inc., is expected to close on the property with Belz Investco, CP next month. The Lakeland Municipal Planning Commission/Design Review Commission approved a land disturbance permit for TLD with the condition that the property be acquired prior to issuance of the permit. Land disturbance includes clearing and mass grading of about 99 acres and removal of pre-existing infrastructure.
Ms. Gallagher expects the dirt moving to take 8-10 months, depending on the weather. She added that vertical should be out of the ground in mid-2019.
Ms. Gallagher said TLD has received an overwhelming amount of interest from people wanting to build their new home. “Details have been limited… until now. After months of vetting, The Lake District has formed the premier team to represent residential development. In addition to Mr. Rodgers, the team includes Keith Allen of The Walker-Collinsworth Company as exclusive builder for custom homes and Looney Ricks Kiss (LRK) as lead architect for creating the master plan and a unique collection of homes.”
When the vision for The Lake District was conceived by Yehuda Netanel, he set out to create an upscale lifestyle community with beautiful custom homes meticulously designed and built to let every detail shine, said Ms. Gallagher. Commented Mr. Netanel, “Residents will select from a wide variety of home styles, including the dignified Tudor style of the 19th century to the unique contemporary/modern home with expansive windows and clean lines that blur the boundaries between nature and the indoors. And of course, every style in between.”
Ms. Gallagher added, “Residents of The Lake District have discerning tastes, which is why we have chosen partners that embody our vision of luxury and beauty. Starting in the upper $300s, homes will be built to their specifications.”
Mr. Allen will be leading the residential development. Upon the announcement, Mr. Allen said, “The idea of building an urban village in the suburbs exemplified the kind of progressive thinking that inspires us every day.” He continued, “We specialize in providing the ultimate experience for our clients and treat each project as if it were our own.” Ms. Gallagher explained, “With nearly three and a half decades of combined experience in high-end residential development… the choice was clear. The Walker-Collinsworth Company was the perfect partner.”
Crye-Leike Realtors, a full service real estate company founded in Memphis in 1977, has been named the official real estate broker for all single-family homes at The Lake District. Managing Broker Billy Rodgers will be the lead broker for future homeowners. Mr. Netanel said, “It has been a true pleasure getting to know him. His personality and work ethic match our standards of being a premier lifestyle community.”
Mr. Rodgers said, “I have a deep connection with Lakeland. I love the community and am honored to serve on the Board of Directors for the Lakeland Chamber of Commerce. The Lake District will be a crown jewel of Lakeland and the Greater Memphis community. I eagerly look forward to helping future residents own the home of their dreams.”
Architect LRK was responsible for putting together The Lake District Collection of Homes. A nationally recognized leader in creating distinctive neighborhoods, LRK has curated a collection of their classic designs. Victor Buchholz, principal at LRK explained, “Residential design philosophy is based not only on appropriate proportion, detail, and scale but also on livability for today’s active lifestyles as well as flexibility for future stage-of-life changes. These principles create the foundation of our approach.”
LRK further explained the architectural design of the neighborhood will follow the same time-tested principles that have helped create the most desirable places to live. MR. Buchholz continued, “It is not so much the style of the architecture as it is the consistent application of appropriate details that creates the essential qualities of a desirable community.”
Homes will line the picturesque streets creating a true neighborhood environment. Fences, hedges and garden walls will divide the public realm of the street from the private outdoor space of the home. Ms. Gallagher emphasized, “LRK’s values align perfectly with our vision of creating walkable, people-oriented neighborhood.”
