With the announcement today of another tenant for The Lake District (TLD), officials say it’s possible some businesses will be built and open as soon as next year. That would be 2019.
Today Gould’s Salon and Spa joined other announced retailers who will move to the 160+ acre mixed used community at I-40 and Canada Road in Lakeland.
Maggie Gallagher, director of development for TLD, said, “The site along I-40 where the old mall has been demolished and the inline retail is located has utilities underground which will allow The Lake District to deliver pad sites for development as early as 2019. This could mean openings for some businesses.”
Yehuda Netanel, founder and owner of TLD, said for those who didn’t think it would ever happen, think again. He expects storefronts to be out of the ground and open next year at The Lake District.
Gould’s, an iconic Memphis landmark, is the latest addition to The Lake District’s mixed-use project, which includes retail, hotels and residential. Paul Gould and Trezevant Realty are representing Gould’s and Shawn Massey with TSCG (The Shopping Center Group) is representing the landlord.
Gould’s Salon and Spa offers spa services including a complete hair salon, barber shop and other specialized spa, beauty and cosmetic treatments. A local, family-owned business for more than 86 years, the one-stop salon will be Gould’s 12th location.
The Salon joins other retailers who have been announced for TLD including Memphis-owned Malco Theatres and The Stock Market, an innovative first-of-its-kind, only in Lakeland grocery store, announced March 1 as the first tenant for the TLD.
Other tenants announced are Starbucks and Osaka Japanese Cuisine.
Site preparation is underway now for the $400 million project, with stone crushing and then dirt moving likely in July. Mr. Netanel, is expected to close on the property (south of the former Factory Outlet Mall) with Belz Investco, CP July 18.
Designed as an urban village, TLD is a walkable, luxurious community with elegant water features threaded throughout its five premier districts, according to Ms. Gallagher: Inline Retail District (high-end retail, grocery); Main Street District (chef-driven restaurants and cafes); Hotel District (two modern hotels, one with lake view); Pad Sites and Office District (65,000 square feet of office space); and Residential District (assisted senior living, downtown-style lofts and single family homes).
Just a few weeks from today those interested in living at TLD can reserve their home by contacting the broker for the development. Ms. Gallagher said, “Billy Rodgers of Crye-Leike Real Estate Brokerage has been selected as the broker for The Lake District and will personally respond to every inquiry from interested home buyers starting Aug. 1,” said Ms. Gallagher.
