As 2020 begins, construction continues on residential and commercial developments throughout Lakeland. The map, below, shows developments, some in planning stages and some out of the ground. Lakeland Commissioner says 2019 and 2020 will be remembered for the biggest burst of commercial development in history.
Commissioner Wesley Wright said of the developments, “2019 and 2020 will most likely be recorded as having the biggest burst of new commercial development in Lakeland history. It is the byproduct of pro-growth leadership going back several years that we are now seeing tangible fruits of that labor.
“Residential growth is now beginning to experience a Renaissance that in a matter of years will equal the construction benchmarks seen in the late 90s and early 2000s. Citizens have gradually noticed this flurry of activity and now people throughout the region are taking notice.
“Phase 1 Lakeland Commons is slated to open the 3rd quarter of 2020. Phase 1 commercial of The Lake District is slated to open the 4th quarter of 2020. Both will be going vertical very shortly. This upscale commercial never before seen in Lakeland will combine with new and existing residential to allow a synergy of prosperity that will complement the top performing school system in Shelby County quite well.”
Residential
Oakwood Grove Subdivision is a 156-lot single-family residential development located on 97 acres east of The Grove Subdivision on Chambers Chapel Road. The development consists of eight phases.
Lakeland Meadows is a planned residential development with a combined area of 190.2 acres. It is to be north of U.S. Highway 70 and is bound to the east by the Winstead Farms PMUD (Planned Mixed Use Development), the west by the Harding property and the north by the L&N Railroad. Renaissance Developments, LLC intends to develop the property as a planned residential development offering 367 single-family residential lots with 63.88-acres or 33.5% of the site reserved for common open space. It is to break ground this year.
Winstead Farms additions consist of 52 lots at U.S. Highway 70 and Adagio Lane, adjacent to Winstead Farms subdivision which was constructed in 2007.
Kensington Manor Planned Development is a 111-lot single-family residential development located on 64.84 acres at the southeast corner of Highway 70 and Evergreen Road with five phases.
The addition at Herons Ridge, sections G & D, is to be 109 lots and is accessed via Beverle Rivera Drive.
Evergreen Manor, north of Highway 70 and west of Evergreen Road, is a development of 32 homes.
Estates at Chambers Chapel, a 100-acre planned development with 95 lots, is bordered on the west by Oakwood subdivision and on the east by Chambers Chapel Road. (Project not yet started.)
Long Landing is a gated community with 10 home sites accessed from Seed Tick Road between the Preserve and Cool Springs subdivisions.
Lakeland Green is an 82-lot development proposed to the City in August. The project will border LMPS (Lakeland Middle Preparatory School) and the upcoming high school to the south. The overall development is to keep the existing canopy of trees on Canada Road north of U.S. Highway 70 as much as possible. Emphasis to have the front porch concept for residential is a high priority to bring neighbors together.
Doug Swink of Renaissance Realty said other items in the concept were the possibility of a small anchoring café, coffee and pizza eatery to tie into the school concept providing a place for students to gather after games or other school events. The development is approximately 250 acres with 24-26 acres as the actual development, said Mr. Swink. Approximately 82 lots will average 50 feet x 125 feet with a project house square footage of 2,200-3,200. (Project not yet started.)
Commissioner Wright said, “Lakeland Green looks to be a wonderful concept not common in the Mid South and a first for Lakeland. It has attractive features that create a stronger sense of community, walkability, small commercial nodes adjacent to the Lakeland Prep campus.”
Commercial
The Lake District at I-40 and Canada Road in Lakeland is a 160+ acre mixed-use community under construction on Phase 1 of its retail and entertainment space. It is to open fall 2020 in time for holiday shopping.
Lakeland Commons Planned Development is to be a 42-acre project at 9768 U.S. Highway 70 at the southwest corner of Seed Tick Road and Highway 70. Apartments, townhomes, retail, clubhouse and a community pool are planned for the $48.9 million project. Phase 1 vertical construction is expected to last 16-18 months after site development, which started in August and was to take up to six months.
The Collection at Lakeland is a planned mixed-use development having a combined area of 17 acres. The property is located generally at the northeast corner of U. S. Highway 64 and Canada Road. HSI Properties, LLC in conjunction with Aldi Corporation, intends to develop the combined 17-acre property as a planned mixed-use development. (Project not yet started.)
