Construction has started on mass site development for Lakeland Commons, a planned development on 42 acres at 9768 U.S. Highway 70 and the southwest corner of Seed Tick Road. It is expected to take 4-6 months, according to Ridge Bass with Montgomery Martin Contractors. LLC.
Today (8.29.19) bulldozers and tractors were onsite, digging out a retention basin and moving dirt to build a berm, said Ricki Whitehead, project superintendent with Montgomery Martin. Within two weeks, crews should be grading dirt for building pads.
Apartments, townhomes, retail, clubhouse and a community pool are planned for the $48.9 million project with Phase 1 vertical construction expected to last 16-18 months after site development.

The Preliminary Development Plan was approved in September 2011 and amended in March 2015. Tax Increment Financing (TIF) for $5.4 million through Simmons Bank was approved by the City and Shelby County in November 2018.
In May, the development contract for the development was approved and civil engineering plans were complete.
Lakeland Commons Phase 1 consists of eight lots which comprise six commercial outparcels, retail space and 150 townhomes/flats, said Mr. Smith. Work associated with the Phase 1 Development Contract includes mass grading the site, constructing two connector roads, improvements to Highway 70 and Seed Tick Road, sanitary and storm sewer facilities and all utilities associated with the lots. Additionally, private infrastructure will be installed for Lot 1.
