The Lake District (TLD) started going vertical today (8.22.19).
Well, sort of. Yehuda Netanel, developer of the Lakeland project, said, “Before the above ground work can begin, you must go underground.” This afternoon seven of 14 manholes were delivered to the site for Phase 1. Magnolia Underground Construction was to start digging the deep trenches for the manhole covers which begin the infrastructure work.
Also being prepared were frames for two new large signs at the entrance to the project. They will display the newest Phase 1 rendering and announce a Thanksgiving 2020 opening for the first phase.
Keith Allen, owner of Walker Collinsworth Homes, was onsite today, talking to Mr. Netanel about the residential district of the development.
The 160+ acre development is at I-40 and Canada Road with a value for the entire project at $400 million.
The Lake District Phase 1 consists of 40-acres of commercial development in the northwest quadrant of the Lake District Planned Development. It will be subdivided into 16 lots which are comprised of 14 commercial outparcels, a large center development area and an additional defined parcel. Work associated with the Phase 1 Development Contract includes mass grading the site, constructing public connector roads, installation of sanitary and storm sewer facilities and all utilities associated with the lots.
The list of tenants for Phase 1 includes: Carmen Bond and Social, Phillip Ashley Chocolates, Frida’s Restaurante Mexicano, Osaka Japanese Cuisine, Memphis BBQ Co., Brickhouse Fitness, Elite Total Health, Starbucks, Gould’s Salon and Spa, Gloss Nail Bar, The Stock Market, a 6,000 square-foot wine and liquor store by the Kardoush Brothers, Hollywood Feed and Malco Theatres, with boutique bowling and emerging technologies

The mixed-use community will surround a 10-acre lake and be designed as a walkable village, said Mr. Netanel. The five districts include inline retail, main street district, hotel district, pad sites and office district and residential district.
